At VI REEL we strongly believe that knowing which type of drainage system to use can make all the difference when it comes to waterproofing and protecting your home. With our wet and damp winters here on Vancouver Island, homeowners need the confidence and peace of mind that comes from knowing their home is ready to take on the worst that the weather throws at it. Ensuring proper drainage from your home is crucial for readying your home for the heavy storms that we experience every year here on the Island.

There are four main types of residential drainage systems: surface, subsurface, slope, downspout and gutter systems.

Surface Drainage System

Most surface drainage systems involve ditches being dug in a parallel pattern. These ditches are relatively shallow and act as canals for run-off water to be carried away from the home. This helps to avoid water pooling or flooding in unwanted areas close to the home. Surface drains are commonly used for homes in flatter areas. Water pooling can cause a lot of problems without the proper drainage system, especially in flat areas that experience a large amount of precipitation. Surface drains are often used around buildings, walkways, or driveways to guide water away from important structures that would otherwise be vulnerable to water damage.

Subsurface Drainage System (French Drain)

Also known as the French drain, subsurface drainage systems involve placing pipes beneath the top layer of soil and surrounding them with a permeable layer of gravel. This carries excess moisture away from soil that has become waterlogged. Installing a subsurface drainage system requires deep underground ditches and pipes and a large collector drain to accumulate the water from the pipes. In most cases, a sump pump must also be installed in order to push water through the pipes and away from the home.

Slope Drainage System

Slope drains utilize pipes installed on an incline to move water away from a structure via gravity. This pipe can be concrete, plastic, or steel, and is covered with a durable grate to prevent people, animals and other debris from falling into it.

Downspout & Gutter Systems

Downspouts are connected to the gutter system of a building or home and guide water from the roof to the ground away from the home. Downspout pipes can be either rectangular or round and are usually made of metal. Most downspouts empty water onto a slope so water does not pool at the base in periods of heavy rainfall or snowmelt.
